My entrance into Real Estate came by way of investing in it. I own long term, buy and hold rental properties all of which cash flow well and are occupied by easy-to-manage tenants on multi-year leases.

The market value of a property is one of the most important KPIs when underwriting a possible deal.  If you are not using the market value when analyzing an investment opportunity, you are doing it wrong.

If you are using market value as one of your data inputs for an investment property in the state of Texas and that value is not coming directly from the MLS, you have the right idea but the wrong data.  Which may pose ever more of a risk than not using the information at all.
